We are managing agents for residential apartment blocks, freehold housing estates, commercial units and mixed-use developments. Our portfolio is diverse; it includes marinas and berths as well as buildings. 

Each development that we manage has a dedicated, qualified Property Manager. They are your principal point of contact. Our service covers the following individual elements:

Client liaison

  • Liaison with RMC directors, leaseholders and homeowners
  • Attendance at Regular Board meetings and AGM
  • Responding to general correspondence and enquiries from leaseholders and/or homeowners
  • Recruitment and supervisor of onsite staff
  • Responding to Pre-Contract Enquiries where properties are transacting
  • Liaison with Accounts team, Insurance department and Company Secretariat team within Alexander Faulkner Partnership


  • Works on site are only instructed through an approved contractors list
  • Creation of specifications for on-going maintenance work such as cleaning and landscaping and then monitoring the contracts through regular site visits
  • Arranging and managing service level agreements for lifts, boilers, pumps, fire alarms, AOVs, emergency lighting, door entry systems and TV aerial and satellite systems
  • Leaseholder statutory consultation through s20, for major works including liaison with external specialists such as Chartered Building Surveyors


  • Preparation of Annual Service Charge Budget
  • Collation of monthly or quarterly financial reports to the client

Health and safety

  • Ensuring compliance with health and safety legislation
  • Co-ordination of annual Fire and General Safety Risk Assessment to compliance with Regulatory Reform (Fire Safety) Order 2005 
  • Where required, co-ordinate the asbestos survey to ensure compliance with the Control of Asbestos Regulations 2010
