Property Management

Alexander Faulkner

Each scheme has a dedicated, qualified Property Manager who takes ownership of the blocks they manage. They are the principle point of contact for our client, and our service covers the following individual elements:-

  • Liaison with RMC directors, leaseholders and home owners
  •  Attendance at Regular Board meetings and AGM
  • Preparation of Annual Service Charge Budget
  • Works on site are only instructed through an approved contractors list
  • Creation of specifications for on-going maintenance work such as cleaning and landscaping and then monitoring the contracts through regular site visits
  • Arranging and managing service level agreements for lifts, boilers, pumps, fire alarms, AOVs, emergency lighting, door entry systems and TV aerial and satellite systems
  • Leaseholder statutory consultation through s20, for major works including liaison with external specialists such as Chartered Building Surveyors
  • Ensuring compliance with health and safety legislation
  • Co-ordination of annual Fire and Safety Risk Assessment to compliance with Regulatory Reform (Fire Safety) Order 2005
  •  Where required, co-ordinate the asbestos survey to ensure compliance with the Control of Asbestos Regulations 2010
  • Collation of monthly or quarterly financial reports to the client
  • Recruitment and supervisor of onsite staff
  • Responding to general correspondence and enquiries from leaseholders and/or home owners
  • Responding to Pre-Contract Enquiries where properties are transacting
  • Liaison with Accounts team, Insurance department and Company Secretariat team within Alexander Faulkner Partnership
